A lot of the time, successful property investment is down to luck, and being in the right place at the right time. This is certainly true for buyers who bought when freehold property was first made available in Dubai. At that time, there was a lot of scepticism around how the Dubai real estate market would take shape and a large degree of doubt over whether it would succeed. The people that did take the chance and buy early have certainly reaped the rewards, with many making several-fold profit on their investments, thanks largely to the high amounts of promotion on key projects. Early buyers of the Palm developments that chose to sell once the markets were in boom will surely tell you that their investment was a resounding success.

That was then, this is now, and can property investors that buy now still make a success out of buying Dubai freehold property? There are different ways to define successful property buying such as buying a quality home, or making a profit. While the latter is a lot harder to achieve now than it was before, the former is much easier. Previously buyers were purchasing off-plan, which is risky because although you know what you are buying on paper, you couldn’t see the finished product. There have been numerous complaints, all dealt with thankfully, of poor quality on many freehold projects. Buyers now can at least successfully buy a property that is well finished, and without potential problems that could have been avoided. Current property buyers have more choice, can see the finished product for many projects, and have the benefit of developers learning from past mistakes. The market is now a great place for investors to buy a quality property if they fully research what they want to buy.
Profitability, although difficult, is not impossible and the best way for investors to make a profit is to fully understand the market, understand what property are and will stay in demand, and above all use a reliable real estate broker. There have been countless cases of buyers trying to save money by using obscure property brokers, but this is a false economy if you don’t get what you want, receive poor service and in the worst cases, pay them a fee but get no home out of it. The market has grown very quickly since freehold was released, but the market is still new and this does make it easier for investors to lose out if not careful.
Is the future of Dubai property looking bright?
Many experts have speculated that the property boom is at an end and that prices will start to level out now, meaning making a profit when buying now is unlikely. However, the same thing has been said in the past, several times, and the market has responded by growing some more. The fact is that the market may well have hit its peak as far as prices are concerned, and to be fair property is expensive here, but successful property buying is much more than profit. Most Dubai residents are looking to buy freehold property in Dubai simply because they love the life here, and don’t want to leave. In this case, the quality of the home is a bigger factor than profit margins.
