Off Plan Dubai Property

Posted by admin on February 28, 2008 Comments Off

Dubai Property
Why is it a good idea to buy off plan in Dubai?

Since the freehold property market real took off in Dubai, there can be no denying that the most lucrative property investments here have come in the form of off plan property developments, as those who bought into projects like the Palm Jumeirah early can attest. Off plan property bought direct is often priced well below other similar property on the secondary market, and therefore offers those who get in early the opportunity to obtain large premiums on their property at a later date. Some buyers are uncomfortable buying property for which they have only seen drawings and plans for, and are therefore hesitant to invest in such projects. The Likes of Emaar, Nakheel and other large developers all have a great reputation for quality real estate projects, so investing in off plan property really does not present any large risk. What it does offer however is property ripe for making a good return on.

You only have to look at the premiums that most freehold villas and apartments now attract above their original off plan prices to see the money making potential on offer here. But of course in a property market that moves as quickly as the Dubai freehold property does, things have changed a little since the majority of off plan property was first offered to buyers and investors. In today’s market things may have altered, but the same general points still apply. Less and less new projects are coming onto the market, therefore limiting opportunities in this regard. However if one keeps up to date on the property comings and goings in Dubai, you can be the first to hear of any upcoming projects, and to get in early. It is also important to pick areas that are up and coming. Somewhere like Dubai Festival City, whilst not being one of the Emirates main attraction areas at the moment, will surely with all that is planned here, only continue to gain in popularity as time goes on.

And other areas like Dubai Sports City and Business Bay, which both offer a huge amount of property, still have off plan developments coming up for sale. And in such important and well publicized areas, property prices look only to shoot upwards. The likes of Canal Residence West in Dubai International City, The Metropolis and The Gemini are still all available for purchase off plan, and can therefore offer great investments. So whether you are looking for a studio apartment or penthouse apartments, there are still opportunities within the Dubai off plan property market to invest in such real estate, you just need to know where to look.

We currently are launching off plan developments and studio`s from AED 529,000 in Dubai Sports City, Jumeirah Lake Towers, Jumeirah Village and Dubai International City CBD for more information contact us.

Living In Dubai

 Living In Dubai
It is well known that Dubai offers some of the best freehold property around. Be it a studio apartment or a deluxe penthouse or luxury villa, you can find it all. The real estate here is well know for being some of most original around, and has help put Dubai on the map. So whilst its well knows what the property on offer here is like, what is it actually like to live in Dubai?

Dubai really is a unique place to live, and whilst it is the real estate that might dominate the headlines, it has much more to offer than just that. Few cities can boast all that Dubai has to offer. A cultural mixing pot, where East meets West, and where old and new come together in a fascinating combination to produce a vibrant and happening city. Crime is almost non existent for a large city, there is year round sunshine with little rain, and English is widely spoken alongside Arabic. Add onto that its great beaches and diverse nightlife, and you can understand why so many people wish to call here home.  Dubai has achieved a lot in very little time, and has done so through genuine innovation. Developers Emaar and Nakheel have certainly helped things along with projects like The Palm Jumeirah, Arabian Ranches and Dubai International City but Dubai has also shown genuine innovation in order to attract businesses from around the globe to set up here, and create the wonderful living environment now on offer.

Living in Dubai whilst the costs are on the up are still well below most other international destinations. Food is cheap, with everything you would expect at home available here, and by western prices, fuel is almost given away. The main outgoing in Dubai is for rent, which continues to rise on its already expensive levels. A rental cap has been introduced to keep prices in check, but long term it is hard to justify the outgoings. This can therefore be navigated by purchasing your own freehold property here, and consequently putting your money towards better uses.

If shopping is your thing, then Dubai really is going to suit you. With dozens of shopping malls, and more on the way, Dubai is without doubt a shopper’s paradise that is only going to get better with the worlds biggest shopping mall  currently being built here as a part of the Downtown Burj Dubai Project.

Transport here looks set to improve, with the Dubai metro looking towards partial completion any time soon, which should hopefully ease some of the burden on Dubai’s busy roads. So in all, Dubai offers a great life style beyond what many could hope for in their home countries, and with all that’s planned, things are only going to get better.

Dubai Real Estate Jebel Ali

Posted by admin on February 21, 2008 Comments Off

 Palm Jebel Ali

Such has been the popularity of the Palm Jumeirah, that developer Nakheel has since launched two more Palm shaped Islands, the Palm Deira and the Palm Jebel Ali. And whilst the Palm Jumeirah is expected to have accepted all residents by sometime this year, the Palm Jebel Ali is still in the early stages on construction, with completion expected sometime around 2012. The Palm Jebel Ali has certainly enjoyed some of the momentum that the Palm Jumeirah generated, building upon the now very recognizable Palm brand.

Whilst featuring all that made the original Palm popular, The Palm Jebel Ali will be over 50% larger and will also have its own unique features to make this a standout development in its own right. A large amount of freehold property will be created here, with Signature Villas, Garden Homes and Town Homes on top of 1,060 waterside homes. And it is these Waterhomes that are generating the most interest out of all the property available here. Sitting on stilts above the Arabian Gulf, these 4 bedroom villas even come with their own private boat mooring. And all these villas will be positioned in such a way so as to spell out a verse of a poem written by Dubai’s rule, his Royal Highness Sheikh Mohammed, giving a highly interesting piece of freehold real estate.

The Palm Jebel Ali will also feature a wide range of luxury freehold apartment buildings set along its 300 meter trunk, following a similar format to that found on the Palm Jumeirah. However the Palm Jebel Ali will also have much more to offer in the way of entertainment and hotel options. It aims to become a tourist destination in its own right, with its own theme park, multiple marinas and plentiful hotels being built here as well. The Palm Jebel Ali will also benefit from the knowledge gained in building the original Palm, and should feature improvements in the building and design of the island. So with all the Palm Jumeirah has to offer, plus the extra Waterhomes and added entertainment facilities, the Palm Jebel Ali is looking to be some of the hottest freehold property in Dubai come it completion in the not to distant future.

So how is life on Palm Jumeirah?

 palm-jumeirah.jpg
The Palm Jumeirah has become synonymous with Dubai’s reputation as the place for exotic real estate. Built by Dubai developer Nakheel, it has proven a huge success since its initial launch, and this popularity shows no sign of slowing any time soon. A man made palm shaped island set out in the Arabian Gulf, this is clearly not your typical real estate project, and the positive reaction from buyers and investors has only reinforced this perception of The Palm Jumeirah as being something a little special. This aura of exclusivity has only been further enhanced by a number of high profile celebrities and footballers purchasing here.

The Palm Jumeirah has a wide range of freehold properties on offer. From apartments, to villas or townhouse, the Palm has property in a number of styles and locations. The main attractions in terms of villas are the Garden Homes and Signature Villas, both located on the fronds of The Palm. Both offer large spacious villas that have been individually styled both internally and externally, and both feature large landscaped gardens and private pools. The Signature Villas also come complete with their own private strip of beach, but the result of which is that prices are somewhat more than the Garden Homes. Both sets of villas have proven extremely popular with buyers, and as a result, villas here often change hands at large premiums over the original prices. There is also the option of Canal Cove Town Homes, which are situated right on the beach.

In terms of apartment options Shoreline apartments, Marina apartments and Golden mile apartments are by far the most popular options with buyers. Featuring high quality fixtures and fittings, and many apartments featuring water views, a home here puts you within close distance to all the Palms many shopping and entertainment facilities. Set to include boutique hotels, health clubs, cafes, restaurants and retail options, The Palm should cater to all residents needs. Owning a home here therefore is to own a truly unique piece of freehold real estate, in one of the finest destinations around the globe.

Pretty much what you would expect from the name, Dubai Sports City is a purpose built city for sporting events. One part of the 3 billion square foot Dubailand mega project, Dubai Sports City itself will cover some 500 million square feet, and offer a combination of sports, leisure and entertainment options, plus a wide choice of residential and commercial property. Initially it was thought the idea behind Sports City was to bring the 2016 Olympics to Dubai, but a bid was never submitted. However Dubai Sports City definitely offers a great deal, and not just in terms of sports facilities. So what does Sports City consist of then?

Palm Jumeirah Signature Villas

Posted by admin on February 15, 2008 Comments Off

 Dubai Real Estate Palm
As mentioned in previous blogs, the one freehold property on the Palm Jumeirah that is currently sought after the most has to be the Palm Jumeirah Signature villas. Pretty much all property on the Palm is now in huge demand, as the popularity of the development shows no signs of slowing. In fact as everything nears total completion demand looks perhaps to be on the increase, as now buyers are able to actually see what they are buying, rather than just looking at floor plans and drawings as per before.

In any case, property on the Palm Jumeirah is hot! And when you look at what signature villas have to offer, it’s no surprise! There is lot of standardized property currently on the market, so it’s always good to see some individual stylized villas on the market, even if it comes at and extra cost. And that is exactly what we have here with the Signature villas. With a wide selection of architectural styles available, and differing layouts for each villa, no two villas are the same. The only similarity the villas share is their high levels of luxury and ample space on offer.

The exterior choices include Spanish, Mexican, European and Arabic to name just a few, so you really can find your perfect villa here. And with five, six and seven bedrooms on offer, you are unlikely to find yourself short on space. Add into the equation the landscaped private gardens, private pool and beach that come with the villas and you are looking at a mighty impressive place to call your home! Oh, and did I mention the beautiful views over the tranquil streets and out to the Arabian Gulf. With such great views across the sea along with a gorgeous villa, is it any surprise that these freehold properties are attracting huge premiums?

The answer is probably not, and is only further reinforced when you take into account all of the other facilities available on the Palm. Multiple shopping options, restaurants, cafes and sport facilities are all on offer here, as is easy access to the mainland, where a whole host of 5 star hotels and large shopping malls await. Living here really does allow you sample all the best that Dubai has to offer!

The Palm Jumeirah continues to impress

Posted by admin on February 10, 2008 Comments Off

 Palm Jumeirah

The Palm Jumeirah has become a huge success story since the project was unveiled to the world by Nakheel back in 2001. Back then the real estate situation we have now did not exist, and it was arguably the Palm Jumeirah that kicked everything off in a big way! But why has the project been such a success? Well to start with, this is a self contained luxury freehold project, with everything you need all located on the island! There are a whole host of hotels and entertainment resorts set to open in the next few years as everything nears full completion, and even a mono rail providing fast access to the mainland! And of course the fact that some famous England footballers and other celebrities have purchased here has further increased the freehold developments image of exclusivity! So what exactly is all the fuss about?

Well on offer are a wide range of freehold luxury villas and apartments, of which there are a number of sub categories. For example, if it is a villa you are after then you have a choice from Townhomes, Garden Homes and Signature Villas, whilst there are numerous apartment options including Golden Mile apartments and Shoreline apartments. Originally all these homes should have provided options for a wide range of budgets, but such has been the popularity of the resort, that most property on the Palm Jumeirah is now some of the most expensive in Dubai! The most expensive of which on the island are the Signature Villas. Here you get large villas that all come with differing fixtures and fittings, and have their own large private garden and even a private stretch of beach! For those of you wanting a villa, but not at the price that Signature Villas now change hands for, there are also Garden Homes, which still offer a private garden and large villas, but at a reduced cost.

And apartment options here are also numerous. Ranging from one bedroom, up to four, and also with the option of penthouse apartments, most offer great sea views. The Golden Mile and Shoreline apartments also have the added bonus of being located in close proximity to the islands wide range of shops and restaurants!  Living here has proven so popular in fact that developer Nakheel has now begun to build two more Palm islands, The Palm Jebel Ali and The Palm Deira.
The Palm Jumeirah really is a great place to live therefore, and its popularity looks set only to grow. If you want to know a little more about the Palm Jumeirah, or any other property in the Palm Trilogy, then please contact us.
