The World

world.jpg

As an archipelago of 300 manmade islands, The World, perhaps Nakheel’s most extravagant project is set to become another icon for the city of Dubai and the most exclusive piece of real estate you can own.  These islands are located just off the shore of Jumeirah beach, and have been constructed using similar techniques to Nakheel’s other popular island developments, the Palm Jumeirah and the Palm Jebel Ali.

The islands are arranged to form a map of the globe, with obvious interest from wealthy businessmen, celebrities and even royalty to purchase a key island that represents a specific country.  Most recently, the island of Greece was sold to an anonymous bidder for $15.5 million dollars.  The islands cost anything between $15 million to $50 million depending on size and location, but obviously, these islands only cater to the super-rich.  With the placement of infrastructure being left to the buyers, whoever does purchase an island here gets to choose what they want to put on it, which has led to the islands being pursued for tourism purposes as well as residential.

The only forms of transport to the islands are by sea plane or by boat, restricting the access to residents or authorized visitors, and it is this unique selling point that has led to over 60% of the islands being sold already.  The chance to own your own island is an idea that can only be realized in few parts of the world, and despite the expense, Dubai is now one of those places.

Dubai Waterfront

 waterfront.jpg

As a project being undertaken on a massive scale, the Dubai Waterfront is set to create a new home for residential and commercial freehold, offering over 250 planned communities.  Bigger than Beirut and Manhattan, this project from leading Dubai developer Nakheel follows on from other impressive shoreline developments such as the Palm Jumeirah and Palm Jebel Ali, as well as the exclusive World Islands.  This crescent shaped development will provide a harbour for boats, and a mixture of projects that include resorts, commercial, residential and the associated facilities.

With the planned construction of Al Burj, due to be one of the tallest buildings in the world, Dubai Waterfront will be creating a new hub for business, entertainment and living; a new downtown and an expansion of Dubai.  Located just beyond the Palm Jebel Ali, Dubai Waterfront is the master plan of Nakheel’s development of the Dubai coastline, increasing it several fold and stretching this growing city to the largest possible size.  The city of Dubai will no longer be focused in one area but spread out between Jebel Ali and the Creek.

The overall development has been divided into ten different sub-projects: Al Ras, the Corniche, The Riviera, The Palm Boulevard, Madinat Al Arab, The Peninsula, Uptown, Downtown, Boulevard and The Exchange.  With a 70 km canal dividing the harbour and the adjacent Palm Jebel Ali, each district has something to offer residents and visitors, ranging from retail, entertainment, hotels and resorts, as well as a thriving business community.

Bringing an additional 850km of waterfront to Dubai, multiple roads and facilities that cannot be found anywhere else and expected to be home to around 400,000 people, Dubai Waterfront is an extraordinary project and a visionary effort to bring the World’s fastest growing city to an even better level.

The Palm Jebel Ali

Posted by admin on August 30, 2007 Comments Off

palm-ja.jpg

The Palm projects involve the creation of the world’s largest two man-made islands known as The Palm, Jumeirah 2006 and The Palm, Jebel Ali 2008 and in the near future the Palm Deira. Located just off the coast of the city of Dubai in the United Arab Emirates, the Palm Jebel Ali is an expansion on the original with more residential, commercial and entertainment facilities.

The Palm Jebel Ali will accommodate approximately 2000 Signature Villas, Garden Homes and Town Homes, together with several luxury apartment buildings and 1,060 Water Homes, a unique concept of villas that are built on platforms over the water. Construction on both islands is ongoing with the reclamation of the Palm Jebel Ali completed and moving into the infrastructure phase now.

The Palm Jumeirah, located about 15 kilometres east of the Palm Jebel Ali, is much nearer completion, construction having commenced in June 2001 and welcoming the first new residents now. Work on the Palm Jebel Ali, was started in October 2002 and is expected to conclude in 2012 due to delays in the reclamation of land. The largest of the three will be the Palm Deira, started in November 2004. The islands are built in the shape of date palm trees, with a 300-metre-long ‘trunk’ bridge to the land, a crown with 17 fronds and a surrounding crescent island to serve as a breakwater. Whilst the Palm Jumeirah is planned as a luxury residential area, the half-as-large-again Palm Jebel Ali will serve as more of an entertainment destination, with a theme park and six marinas in addition to the Palm Jebel Ali properties available.

The islands are being built in shallow waters of the wide continental shelf found off Dubai, using millions of cubic metres of sand dredged from the approach channel to the Jebel Ali port, adjacent to the artificial island named after it.  When finished, the island will be home to thousands of residents, as well as some of the finest entertainment venues in the world, all an essential part of this extraordinary development from Nakheel.

Facilities at The Meadows include parks, water features, swimming pools, play areas and gyms, as well and the best 24 hour security possible.  Residents also have the benefits of shops, supermarkets, restaurants and cafes within the development.  The entire Emirates Living Community brings different the different villas and lifestyle of the various Emaar developments into one giant community, including schools, community centres and recreational facilities.

With close proximity to the beach, five star hotels and the Emirates Golf Club, residents really do have everything they need all in one place or nearby.  Residents also have the convenience of being next to the Sheikh Zayed Road for easy access to the city.  The Meadows is a project designed for people looking for spacious surroundings and the finest quality home finishing, without having to spend the earth.  Buyers don’t just get a house with their purchase; they are investing in a way of life.

The Greens

greens-pic.jpg

Set on the outskirts of the Emirates Living Community, The Greens offers the best in convenient and comfortable family living.  As the first freehold project to be completed, The Greens has set a very high standard for other developments to follow in terms of quality and facilities that are available.  Developer Emaar designed The Greens as groups of four low-rise buildings to offer views of the community, marina and Emirates Golf Course and since its initial release has grown to include The Views community as well.

The buildings are set to surround communal courtyards, with beautiful gardens, swimming pools, gyms and barbeque areas for residents to use.  The concept of grouping the buildings between the facilities really promotes the idea of a community, which is often a difficult thing to achieve in apartments.

Each of the units is finished to a high standard, will full amenities within the apartments, spacious rooms and large balconies to offer fantastic views of your surroundings. Apartments are available as studio, one, two and three bedrooms, with the floor space ranging from 424 to 1060 square feet, catering to couples and small families while providing a safe and secure environment.

The Greens were Emaar’s fastest selling property on the initial launch, due to the novel rent to own scheme, whereby residents could rent the apartments, then take the option of buying and redeem the rental costs back.  Even now, The Greens are still a popular choice with buyers due to their fantastic location next to Sheikh Zayed Road, fine finishing and great value for money.
